Your small hotel is hanging on, but with just a few more points in occupancy…3-5 more rooms per night…you’d be in GOOD shape!
Think “outside the box”, or, more correctly, convert a couple of extra boxes you’re not selling anyway into a Bigger box that you CAN sell…and helps you sell more of the little boxes too!
Here’s the simple picture: If you’re running 50-60% occupancy in a small hotel of from 60 to 150 rooms, then face the facts, you’ve got at least 3-5 sleeping rooms that are going unoccupied 90% of the time. That’s right, take a look and you’ll see that you’re only getting a FULL sell-out maybe 30-40 times a year.
At the same time, ask your staff, especially if you have a “sales-person”, how many times they are asked if your hotel can accommodate a group function – from a small dinner/hospitality room associated with a wedding/sports/other group you have in house…to a mid-week off-site meeting for one of your better Corporate accounts. Chances are you’ll hear answers like “Sure, all the time” or at least “More than you’d think”. And that’s just the customers asking YOU! What if we got a bit more proactive and we started asking THEM! You'd hear a minimum of several times month. Now - do the math on how quickly you'd recoup your investment with 2-3 groups/month using 5-10 sleeping rooms for 1-2 nights.
